Conversion of office accommodation into flats for sale by private treaty

This project comprised the conversion of 500m2 of existing first floor office accommodation to provide one 2 bedroom and five 1 bedroom flats for sale on the open market.

The conversion work included levelling and laying acoustic floors, new stud partitions and MF ceilings, new kitchens and bathrooms and new MEP installations. The contract also included external work comprising underpinning part of the existing structure affected by root activity from trees located on adjacent land, replacement windows, new rooflights and roof coverings. The original rear yard was re-surfaced and re-lined to provide dedicated car parking bays for the owners of the flats.

The design and work was compliant with Building Regulations, Secured by Design and satisfied the conditions imposed by the planning consent for change of use.

The project was successfully completed with minimal disruption to incumbent ground and second floor tenants and met Paradigm’s marketing aspirations.
